Turning lookers into buyers is not an easy task, especially in today’s real estate market.  First of all, let’s assume that you have done your homework and that you have chosen properties in favorable real estate markets.  When you get to the point where you want to rent or sell your investment, it is imperative that you present your property in the best light possible and with the best terms possible.  If you are a novice investor, or are starting out with little credit and need to make repairs on your property, securing new loans in the banking industry may be a real challenge.  If money is an issue for fixing up your new property, you will be happy to know that there are many cheap home repairs you can do to help secure a buyer. 

Cheap Outdoor Repairs

You only have one chance to make a first impression; so perhaps, the most important repairs you can make are on the outside of the home.  Make simple and often overlooked changes such as a fun, classy mailbox, modern shutters and a nice front door.  Your objective is to make sure that potential buyers don’t walk through your front door with a bias from what they saw on the outside. 

Cheap Indoor Repairs

Once you have fixed the problem areas on the outside, the foyer is the next thing your buyers will pay attention to.  Not only do you want your home to be inviting, but you want to make sure that when you walk in the door you have somewhere for visitors to take off their shoes, coats etc.  Keep in mind that many people entertain in their homes and walking directly onto living room carpet is far from ideal, and yes, people notice these things. 

If you don’t want to replace all of your old interior doors, at the very least, get nice door handles.  They are cheap and will make a big difference in the overall appearance of your home.  Additionally, change your outdated electrical switch plates, lighting fixtures and definitely that old shower curtain.  And don’t just take it down, buy a new one.  You should never show your bathroom without a shower curtain.  And lastly, if you cannot afford to replace your old kitchen cabinets, paint them.  Old outdated cabinets and faucets are a huge turnoff to buyers.  Never forget that the kitchen is the selling point of a home.  In fact, if you can only afford to do one project in your home, make that project sprucing up the kitchen.
