I read a post on the DG website the other day from someone who said;
“Please make it simple for me, I just don’t understand the steps to make money?”
So here is an example of one great way to do just that.
1. Find the deals through locating Motivated Sellers
2. Bird-dog the deal to an investor
3. Lock-up the property under a real estate purchase contract and create an assignment of the deal for fast

Assignments + Bird Dogging = Cash!
ASSIGNMENTS – You may find a great real estate deal that you can lock up under contract and then assign your interest in that contract to another buyer for some fast cash!
An assignment is nothing more than locking up an interest to purchase a property and then assigning that right to purchase to another buyer.
That second buyer “steps in your shoes” and would have the same rights as you under the real estate contract to purchase. The key to remember when completing a contract to purchase real estate is to list the buyer as your name with the additional verbiage of “and/or assigns”.

Also be sure to include a few contingencies in the event you are unable to assign the contract to an end buyer. The contingencies may include “this offer is subject to my partner’s walk through inspection and approval” or “this offer is subject to a property inspection by a licensed inspector in which the results must be to the satisfaction of the buyer”.
